ArchiFM
ArchiFM arranges/organizes real estates just like a
tree as in a directory structure of properties from single buildings to stories
and rooms - the structuring ranges/reaches far under the building layers.
According to this structure principle the user finds also individual objects in
the rooms. It begins with objects of the building - as windows, doors, footholds/stilts
etc. - and it continues with furniture items, technical equipment even to
co-workers and people.
Demonstration of building plans
You have the possibility to
graphically prepare
your building plans for exposés, emergency exit plans, etc. The demonstration
can be made in any demanded scale, either in 2D or in 3D. Thereby you always
have the overview of the actual geometrics of your building and you can prepare
all needed graphical information in the demanded format.
Address- and personal data
ArchiFM supports you in the creation and
administration/management of personal- and address data. Additionally you have
an overview of: who has access to which room, as well as which colleague is
assigned to the appropriate occupation. Thereby you always have actual address
lists, name cards on doors, phone lists and many more.
Graphical cost center assignment
Every object, every room and every person can be
connected to a cost center. This can also be split to percentages when e.g.
an object belongs to more cost centers. Besides it is possible to graphically
represent/visualize rooms of one or more cost centers. Thereby you always have a
quick overview of the actual allocation/distribution. Cost centers can be
transmitted or read/loaded on demand to/from the book keeping department or to/from
ERP-software as e.g. SAP R/3 Module Fi/Co.
Free to generate reports
User specific reports can be generated to all data.
For example you can get lists of rooms that have unused areas or rooms that are
not or over crowded. ArchiFM supports you to optimalize your area utilization
and enables you an overview of the utilization percentage of your
buildings.
Optimalization of area utilization
Data are presented user specifically prepared.
Thereby you have the overview of your real estates' actual situation. This gives
you the possibility to effectively filter and optimalize unused or not enough
utilized areas.
All relevant data
A lot of data is presented in companies to real
estates/properties and buildings. These data are often documented in many
different places/locations, they come in various forms (hand written lists, Word
documents, address databanks, digital or paper plans, etc.) and they have to be
collected facing difficulties if an evaluation should be successful e.g.
reaching over departments. ArchiFM collects all these information in one
databank and enables the user an immediate overview of all needed/demanded data.
The management demanding a quick evaluation on the allocation/distribution of
cost centers will have the results just as quickly in their hands, as a
co-worker who would only like to print an inventory list with the belonging/related
inventory numbers. The porter/warden also gets a list of all actual breakdown
reports with the assigned maintenance companies. The graphic-viewer offers
access to all existing drawing data and the possibility to print these in any
demanded format.
Export possibilities
It is also important not only to load/implement
data, but also to let other applications access these data for various reports.
ArchiFM offers for example the export into Microsoft Word and Excel.
Direct evaluation of data
Further possibility is the direct evaluation of
real estate-/property- / building- / object-data with the help of the report
generator. With the report generator you can create any demanded layouts with integrated
company logo, graphics and diagrams for reports/statements. Additionally you
have a query-editor available, with that you can generate all reports in a
simple list-format.
Connection of documents
In practice it is always
possible that data from other documents can not be transferred/adopted directly
into the building information system - in some cases it wouldn't at all be
reasonable. Still ArchiFM offers the possibility to allocate/assign all
documents depending on their context and thus to make them systematically
accessible. The document management of ArchiFM connects data files from word
processing, spreadsheets, presentations and picture documents and many more and
enables access to these documents directly from the database.
Sophisticated access options
The system enables a role based
access to information: depending on who is accessing (the mechanic, house
technician or the colleague from controlling department), different information
is available or visible. With the help of the so-called multi-client capability
you can administrate objects even for more companies in the same time. The
multi-client capability is a great advantage also for FM-service providers.
Together with the WebServer module there are even software-leasing/renting
models for FM-clients of such service providers (Application
Service Providing).
External access through SQL
Today the time of
island-applications is definitely over. Other applications just as well need
access to ArchiFM to be able to make automatic action (to be able to run
automatically). ArchiFM ensures external access through SQL or ODBC. This means
that you can access data of ArchiFM also from outside, without even starting
ArchiFM.
An application example is the evaluation of the building database of report
formulas in MS-Access.
Free to define attributes
Certain
constructional/structural objects a easy to fix in their
attributes/characteristics. However at every Facility Management application
there are always completely individual parameters acquired. You can add these
special attributes/characteristics as freely defined attributes directly into
ArchiFM easily/simply by only some mouse-clicks. But this is not all. ArchiFM
offers the user additional possibility to create completely local/own object
types or object groups exactly in the demanded data input box/field in the
building database.
Read only and evaluation
The building database component
is also available as database-viewer. With the database-viewer you have the
possibility to accept/understand and evaluate all data assigned to the user
profile. Additionally the printing functions are available. Optionally the
database-viewer can be combined with the CAD-viewer to consider/regard building
geometry.
